Why a Phoenix Home Inspection Is Not a Checklist Job
Phoenix is not one housing market. A 1940s block home in Willo and a 2021 two story in Laveen fail in completely different ways, and the inspection has to account for that. We have inspected homes across the Valley since 1999, and what we write up in Phoenix is rarely what an out of state checklist expects.
Heat comes first. Air conditioning here runs most of the year and never gets a quiet season, so we check the temperature split, the age and condition of the equipment, and the duct runs in the attic, which is where Phoenix homes keep most of their ductwork. A duct that has pulled loose in an attic running well over 130 degrees costs money every month it stays that way.
Roofs come second. Central Phoenix has a lot of flat and low slope roofs finished with foam or a built up system, which is not what buyers moving from other states are used to seeing. Those roofs are maintained on a recoating schedule, and drainage matters more than pitch. On tile roofs the tile outlasts the underlayment beneath it, so how the roof looks from the street answers very little.
Then the monsoon settles the argument. Wind driven rain finds flashing, roof penetrations and poor grading every July and August, and we read the results in the reports that follow.
What We Look For, By Age of Home
Historic central Phoenix
Willo, Encanto Palmcroft, Coronado and F.Q. Story are largely 1920s through 1940s. At that age we expect original cast iron drain lines, galvanized supply lines, wiring that has been updated in pieces by different hands, and attics with little or no insulation.
1950s to 1970s
Maryvale, Sunnyslope, North Central and the older streets around Arcadia. Block walls, low slope roofs, electrical panels old enough that parts are hard to source, and evaporative coolers that were added, abandoned or half removed over the years.
1980s to 1990s
Ahwatukee, Deer Valley and the north Phoenix corridors. Homes from these years can carry polybutylene supply piping, and their tile roof underlayment is now old enough that failures are routine rather than surprising.
2000s and newer
Laveen, Estrella and Norterra. Newer does not mean finished properly. On recent builds we still find disconnected ducts, missing insulation, and flashing that was sealed with caulk instead of installed.
Buying New in Phoenix
On a new build the timing matters as much as the address. We inspect before the drywall closes the walls, again before you close on the house, and once more at around month 11, while the builder's first year workmanship coverage is still open. Here is how the 1-year builder warranty inspection works, and our new construction inspection checklist covers what we look at on each visit.
Selling a Phoenix Home
A pre-listing inspection puts the findings in your hands before a buyer's inspector hands them to the other side. It is the cheapest point in the process to decide what you are willing to repair and what you are not. Buying instead? Here is how our home buyer inspection works.
Phoenix Home Inspection FAQ
How long does a Phoenix home inspection take?
Most take 2 to 4 hours, depending on the size, age and condition of the home.
Do you walk the roof?
We inspect the roof from the position that gives an accurate view and is safe that day, and that includes walking it when the surface and the pitch allow. Tile and foam both have conditions where walking does more harm than good.
My house has a flat roof. Is that a problem?
Not by itself. Flat and low slope roofs are normal in central Phoenix. What matters is the condition of the coating or membrane, how water leaves the roof, and how the penetrations are sealed.
Is an inspection worth it on a brand new house?
Yes. A new house goes up quickly with many trades working in sequence, and the defects we find are usually the ones already hidden behind finished surfaces.
Can I be there for the inspection?
Yes, and we would rather you were. You get to ask questions while we are standing in front of the problem instead of reading about it afterwards.
What do I get at the end?
A detailed report with photographs and recommendations, so you can decide what to repair, what to negotiate and what to live with. You can also look at a sample report before you book.
Do you inspect outside Phoenix?
Yes. We are based in Peoria and work across the Valley, including Scottsdale, Glendale and Tempe.
